Five Suggestions for Shorter Turn Times
The appraisal profession is constantly evolving. Commonly, it seems, appraisers are asked to include additional information or have steps added to their appraisal process. All to guarantee the end user gets the best data available. To keep up with the continuously changing requirements, Facendo Associates is constantly testing new tools and tweaking processes to increase efficiency so we can do more work for faster. Since Facendo Associates knows that time is important to everyone, we've listed some tips you can do to accelerate the process when you order an appraisal from Facendo Associates.
- Order your appraisals electronically. When you order online, you get automatic e-mail notifications that the assignment was received, and fast, secure .PDF format report delivery. This tip alone will save the most time! No longer do we have to re-key information from a fax, and you don't have to wonder whether the order was received.
- Complete and accurate subject property data is key. Being just one number off on the street address can really unnecessarily slow down an appraisal assignment. Unique identifiers like a tax parcel number, plat map number, or subdivision name is good information to pass long with your assignment. We even welcome lists of recent sales in the area — however, remember that professional appraisers are lawfully required to do their own due diligence on comparable sales, and ours may differ from yours.

- Be sure to tell us about the unique features of this property. It's relatively easy to appraise a cookie-cutter home. Most of an appraiser's time is spent analyzing how unique features contribute to or detract from what otherwise would be a property's market value. Let us know up front when ordering your report if there are unique features of the home or surrounding area -- for example, it's recently had an addition put on, it's subject to zoning restrictions, and it's prone to flooding. While these are things that we would find out on our own, knowing them sooner makes your report arrive without delay.
- Are you making the occupants of the home aware of what to expect? Confirming an inspection time and date with the homeowner can be one of the most tedious steps in the appraisal process. Some homeowners are understandably uneasy with the fact an outsider wants to come in their home, look around, and take numerous notes. Thinking that it will increase the appraised value, many homeowners believe they must make the place spotless before the appraisal inspection. So they delay the appointment until the house is cleaned.
Coming from you -- someone they've been working with on their loan -- a little knowledge about the appraisal process, who we are, and especially that dusting and polishing won't make it more likely their sale will close, and likely decrease the time it takes to inspect a home. Our website has numerous pages of useful information about the appraisal process for homeowners. Please feel free to share it with your clients. They can even call us if they want to meet our staff and learn more about our services. Remind them it benefits them to set the appointment without delay!
- Why not use our website as a resource to follow your report's status? Why are you still playing phone and fax tag when our website offers up-to-the-minute status updates available online, anytime, 24/7? As we complete each important milestone in an assignment, that information is instantly available to you online. It's never been easier to keep track of your report's status.
